Planned Monthly Maintenance Schedule
Only $150/month (materials/supplies included) and up to 2 hours/month. Any additional time left will be used to work on client's requests. Time over 2 hours billed at $50/hour.
January
- Check HVAC filter
- Vacuum refrigerator coils and exterior vents
- Inspect/clean refrigerator door gaskets and interior vents
- Replace refrigerator filters
- Vacuum/clean bathroom fan grills
- As time allows, address items on client’s to-do list. See list of common services below
February
- Check HVAC filter
- Descale dishwasher and clean drain
- Clean/sanitize kitchen sink disposal
- Inspect/clean faucet aerators
- Inspect under all sinks for evidence of pipe leaks/damage
- Test and tighten all knobs, handles and hinges throughout the home
- As time allows, address items on client’s to-do list. See list of common services below
March
- Check HVAC filter
- Flush water heater sediment
- Clean condensation lines of HVAC
- Visually inspect attic for pests and water damage
- As time allows, address items on client’s to-do list. See list of common services below
April
- Check HVAC filter
- Inspect exterior hose bibs
- Inspect and place garden hoses
- Inspect/clean gutters (includes 100′ of gutter under “normal” conditions not exceeding 18′ above ground)
- Visual inspection of roof and home exterior

- Clean exterior of windows
- Lubricate window mechanisms
- Inspect screens

- Visual inspection of home exterior addressing minor issues like caulk repairs, accessible wasp nests, etc.
- Clean exterior HVAC unit
- Clean range vent grease filter

- Check HVAC filter
- Vacuum/clean bathroom fan grills
- Empty/clean washing machine and drain filter
- Inspect and tighten laundry hoses
- Clean entire dryer vent line

August
- Check HVAC filter
- Test garage door safeties
- Lubricate all garage door hinges, springs, bearings, rollers and pivot points
- Inspect weather stripping around exterior doors

- Descale dishwasher and clean drain
- Clean/sanitize kitchen sink disposal
- Inspect/basic drain cleaning
- Inspect under all sinks for evidence of pipe leaks/damage
